Why rent with us?

At Renowned Property Management we aim to provide a smooth and pleasant rental experience for all Tenants. Our procedures ensure that you can enjoy your rental property with minimal interruptions from us and that any unexpected issues can be dealt with quickly and easily.

Understanding your tenancy agreement

The RTA Form 18a Tenancy Agreement is a legal contract, so it’s vital that you thoroughly read and comprehend its contents before signing it.

All tenancy agreements must include the following:

  • Tenant’s name and the rental property address
  • Rental Agency name and business address
  • Start date and end date of the lease term
  • Fixed term agreement (where a tenant agrees to rent a property for a fixed amount of time eg. 6 or 12 months); or periodic agreement (when a tenant lives in a property for an indefinite period)
  • Inclusions for the property
  • Details about how the Tenant should pay the rent
  • Details about how much rent is to be paid and the frequency of payments
  • Who is responsible for utility connections and services
  • Whether or not you pay for water consumption
  • Whether or not you can have a pet at the property
  • Details about what the Tenant and the Property Manager / Landlord can and cannot do (referred to as ‘standard terms’)
  • Any special terms. These must be agreed upon in advance and may include items such as pool or garden maintenance.

It’s important to ask questions and seek legal advice to be sure of your understanding of the lease terms before signing it.

Maintenance Request

If you have a routine maintenance as defined under RTRA Section 185 & 215, please consult your tenancy booklet Maintenance Trouble Shooter guide for assistance. If the issue remains unresolved, then click here to submit a maintenance request. Please provide as much information regarding your issue as you can and a team member will be in touch with you as soon as possible. For appliances, please state the model type and number.

Emergency Repairs

If you have an emergency repair as defined in your tenancy contract and RTRA Section 214, please consult the maintenance troubleshooter guide found in your tenancy booklet. Call-out fees are expensive, and should the repair be deemed a tenant error or misuse, the cost of the service will be your responsibility.

If your maintenance requires after hours emergency repair, please refer to page 2 of your tenancy agreement for contactable contractors.

Vacating the Property

If you are intending to vacate the property you can download the RTA Form 13 Notice of Intention to Leave form here.

If your lease is coming to an end, and you do not wish to renew it, you will need to provide 14 days notice, as required under RTRA Section 277. If you wish to move out before your lease expires, it is considered a ‘break lease’ and fees/charges will apply. Please refer to the RTA Form 17a Pocket Guide for Tenants for more details.

Getting your bond back

Your Property Manager has three (3) working days to conduct the final exit inspection.

To help avoid any delays with receiving your bond refund, you can:

  • Check the property against the condition report from when you moved in
  • Compare the property now to any photos taken at the start of the tenancy
  • Use the general cleaning checklist as a guide
